PROPERTY
MANAGEMENT SERVICES:
Property management involves the administration of the day-to-day business
activities that affect a physical asset. It also includes the leasing
activity and personal interaction with residents living in the community
as well as the maintenance of the property.

The
business affairs include the financial, legal, insurance, personnel
and contractual matters for the property. The management company
is the contact between the financing institution and other services.
We gather the information, prepare specifications, seek bids, analyze
the issue, and present it to the owners for final approval.
The management staff oversee all of the maintenance on the property
and works with the in-house staff as well as outside contractors.
In most cases, the staff are direct employees of ours; supervised
and paid by us. |
ACCOUNTING:
• computerize
property management systems to produce reports for owners
• receive and deposit occupancy charges, rent and fees
• approve and pay invoices
• prepare annual budgets
• maintain reserve and special deposit accounts
• coordinate audit activity
• review insurance
LEASING:
• develop selection
criteria and marketing program
• execute leases and other documents
• provide rules and regulations
• oversee move in/move out of residents
OCCUPANCY:
• maintain compliance with all Fair Housing Laws
• provide certification(s) for affordable housing programs
• maintaining waiting lists as required by government subsidy programs
• screen applicants for credit , evictions, income, and other requirements
with our selection criteria
MANAGEMENT:
• enforce collection
policy programs
• fulfill requirements of assisted housing regulations for governmental
bodies
• oversee daily property matainence issues
• resolve tenant matters
• obtain competitive pricing for materials and services
RESIDENTIAL
RELATIONS:
• maintain
communications with residents including tenant meetings
• attend monthly meetings with Board of Directors, where applicable
• assist tenants in obtaining outside social services
